where do I get private money or hard money to buy long term investment properties?

There’s PLENTY of private money out there if the deal makes sense and you can provide good returns. Try Googling “Hard Money Lender” and your state and see what comes up. I would lend money at good short term returns if there is appropriate equity in a deal.
Particularly with the stock market declines, if you can offer someone a good stable return and good security/collateral, they can loan money from a self-directed IRA if it is with the right IRA custodian…

hard money lender guidelines are getting strict but there are a ton of them. I might suggest getting with a broker who deals with hard money. Or you can google it. As I said, there are a ton.
