Should I sell or finance my investment properties?

meanracoon asked:
I have four houses that I bought to rehab they have been rehabbed and I am trying to sell them. I need some capital to move on to my next venture and currently have no note on thes properties. I am wondering should I finance them to get the cash I need and then rent them out or should I just keep trying to sell them. Currently my partner is attempting to sell them for about 20 to 25k under their appraised value. If I finance them and pay him off and then rent them out the rents would cover the 4 loans any advice?

Refinance and hold. If you can get positive cash flow from rents then it just makes good sense. Refi to an interest only to keep payments down but not sap equity and write off the interest and depreciation. That’s what I would do, your mileage may vary.

dude property is the new currency, our money is worth nothing, dont worry about the loans, rent the places out, get paid, do not sell just to sell, sell to make a big profit, if no profit exists, one will eventually, but you’ll never get it if you sell. housing is in a slump, but what happens after every slump… it goes back up again, even if it is a longer that normal slump, it cant slump itslef to nothing, because when you get down to it, money is paper that we say has value. it only has value because we say it does. Property is something with value, no matter what, even if prices end up on the bottom of your shoe, property will still ahve huge value, people need space, they need water, they need shelter, they use money (fake construct of our corrupt govt.) to get these things, when they should be saving their money so they can afford to buy some property….
property is the new money money is dead, money is fake, money is useless, in the future there will be no money there will only be property.
