"IRA Real Estate Investing
For The Socially Conscious?"
Could Self Directed IRA Real Estate Investing
Be A Tool For Urban Renewal
AND Double Digit Return On Investment?
I cruise slowly down the city street, narrowly avoiding the rusted out car parked half in, half out of one of the driveways on my right. A half-starved dog runs in front of my car, and off to my left a vacant lot provides a final resting place for an overturned washing machine and a few old cinder blocks.
Sitting on one of the cinder blocks, a young boy of about twelve or thirteen raises his listless eyes in my direction, sneers at me, and returns to staring at the ground at his feet. All along the street - and across the entire neighborhood - boarded up windows and "No Trespassing" signs bear testimony to the fact that most of the houses here are either condemned or should be.
What Once Was...
Once, a generation ago, this was a thriving city neighborhood, filled with the laughter of dozens of children riding bikes and playing stickball, the aroma of hundreds of dinners being prepared by loving hands, and the sense that life was good and the future was somthing you could count on. Moms and Dads sat on front porches, calling to children not their own, but loved almost as much, warning them to make sure they got home in time for supper.
Working parents looked forward to the weekend, paid bills, cut their grass, walked their dogs, shopped at the corner market, and helped their neighbor repair the garage roof. They may not have had much in the way of this world's goods, but what they had belonged to them, and they were beholden to nobody for it. Their mortgages were tiny by today's standards, but it was all they could do to make the thirty or forty dollar a month payments, and still afford food for the table.
People were happy here once, but that's all a distant memory now. It's hard to see the past when the present and future in this neighborhood - and others like it all across America - look so bleak. It's hard to imagine that anybody cares, and even if someone did what difference would it make? What good could any one person, no matter how passionate or talented, hope to do in the face of such decay and blight?

Futility and Frustration
Urban areas in our nation's cities are suffering, there's no doubt about that. You don't need to drive far to see it, and even though there are certainly pockets of growth and economic prosperity, they are few and far between. "What can be done?" you might ask yourself, and it's hard not to experience a sense of futility and frustration. If you're like me, you start asking "If only..." questions.
- If only someone cared enough...
- If only a few people could band together...
- If only someone had the financial means to buy this whole block...
- If only we could get started, momentum would kick in...
For those of us asking the "if only..." questions, there are tiny ripples of an answer beginning to form, and if your heart resonates with these concerns, if you would like to know what those ripples mean, you should keep reading. The rest of this page is filled with hope for a brighter tomorrow for our urban communities, the promise of new housing opportunities for working-class families, and why this means IRA real estate investing profits for you.
Finally... Some Answers!
A young entrepreneur named Ephren Taylor started asking these "If only..." questions a few years ago. Taylor, CEO of City Capital Corporation, went beyond just asking the questions and started looking for viable ways to answer them. He's a quick study, this upstart millionaire with a penchant for getting things done, and the answers he's come up with are what this webpage is all about.
Taylor, author of the bestselling book, "Creating Success From The Inside Out," knew something. He knew if he could involve both the cities themselves, AND individual investors with accessible retirement funds, he would have the makings of a successful urban renewal program that would be highly profitable for the investors. A gifted negotiator with a sharp mind and an affable nature, Taylor went to work, and was able - in a relatively short period of time - to hammer out the details of a workable solution to the twin problems of urban decay and declining homeownership.
Taylor's company, the financially rock-solid City Capital Corporation, provides the foundation and stability necessary for such a program, and Taylor himself, along with his investor-partners, provides the passion and vision. In a nutshell, Taylor partners with city governments to target urban neighborhoods for renewal. Using the capital provided by individual investors, and often their good credit, he convinces the city leaders to sell the properties at very low cost - sometimes even free!
Next, the properties are rehabilitated, while at the same time a list of ready and waiting buyers is prepared. These people are hard working Americans who are well-qualified for homeownership, and anxious to transition from being tenants to proud owners. Often, Taylor has a waiting list of buyers, ready to move in well before the properties are completed.
In this way, with passion, drive, and vision, entire neighborhoods are being reclaimed, hope is being restored to working families, and double digit ROI (return on investment) is becoming routine for Taylor, City Capital, and the investor-partners.
Lest you think this is a pie-in-the-sky, get rich quick scheme, I want to tell you unequivically it's not. The reason for Taylor's investing success is quite simple and quite fundamental. He targets a market often overlooked by other investors, namely affordable housing for working-class people. I call these kinds of houses "commodity" homes, and they represent an unprecedented opportunity for savvy investors just like you and me.
